Operations & Project Engineer

What this job involves:

Join JLL as a Lead Project Operating Engineer and drive engineering excellence across major capital projects, facility renovations, and infrastructure expansions. In this specialized role, you will supervise building engineering department staff assigned to capital improvements while directing the technical integration, testing, and commissioning of advanced building systems. You will serve as the primary engineering lead coordinating with project managers, general contractors, and design teams to ensure that new construction, equipment installations, and tenant improvements seamlessly integrate into the facility without impacting operational stability. Lead technical teams, deploy complex systems, and direct high-impact engineering projects that support our clients' objectives.

What your day-to-day will look like:

  • Project Supervision: Provide joint supervision of engineering department staff and manage the delegation of tasks related to new equipment installation, system integration, and project-based engineering support.
  • Contractor & Liaison Management: Act as the primary technical point of contact and manage third-party contractors, ensuring strict adherence to project specifications, timelines, and client requirements.
  • System Commissioning (Cx): Oversee the testing, commissioning, and onboarding of all new MEP (Mechanical, Electrical, Plumbing), HVAC, and backup generator systems to ensure compliance with engineering standards.
  • Permit Control & Safety Management: Manage and authorize critical project-related permits, including facility work permits, hot work permits, and roof access permits for construction crews.
  • Shutdown & Tie-In Coordination: Plan, schedule, and coordinate utility shutdowns and complex system tie-ins to minimize operational risks during active construction.
  • Design & Drawing Review: Read, interpret, and review construction drawings, blueprints, schematics, and technical manuals to identify operational risks and ensure design compatibility.
  • BAS & Controls Integration: Supervise the integration of newly installed equipment into the Building Automation Systems (BAS), ensuring proper calibration of controls and alarm sequences.
  • Project Material Procurement: Prepare and submit purchase-order requests for project materials, develop specialized sources for project-related supplies, and manage project equipment inventories.
  • Safety Culture Leadership: Establish and maintain a safety-sensitive culture among project teams and construction partners, enforcing strict adherence to JLL and industry standard safety practices.

Required Qualifications:

  • Experience: 5+ years of experience with commercial building operating systems, with a strong focus on capital project support.
  • Technical Interpretation: Proven ability to read and interpret complex engineering drawings, written work orders, architectural blueprints, and technical manuals.
  • Contractor Management: Demonstrated experience managing third-party mechanical, electrical, and plumbing (MEP) contractors during active construction or facility upgrades.
  • Systems Knowledge: Strong working knowledge of commercial HVAC, electrical systems, plumbing, generators, and building management systems (BAS).
  • Certification: Certification as a Universal Technician for CFCs.
  • Physical Demands: Ability to lift 50 lbs. and work comfortably on ladders up to 30 feet tall during active site inspections.
  • Mobility: Valid driver's license and ability to travel between sites or project locations as needed.

Preferred Qualifications:

  • Project Delivery Experience: Prior experience working in facilities undergoing active tenant improvements (TI), major renovations, or large-scale capital expenditure (CAPEX) projects.
  • Commissioning Expertise: Practical experience in the system commissioning (Cx) lifecycle for new commercial properties or infrastructure upgrades.
  • Stakeholder Management: Exceptional communication skills with a proven track record of coordinating project activities among clients, general contractors, internal operations teams, and external stakeholders.

Background: Technical background through trade school education, union training, or military service.
