Job Description

About Billingsley Company Billingsley Company is a Dallas-based real estate developer, owner and operator of mixed-use developments, commercial properties, residential communities and public spaces across North Texas, including Cypress Waters, Austin Ranch and Bravo Park. We build places where people live, work and gather, and we hold them for the long term.

Position Summary

The Rental Sales Manager generates new, externally sourced event-rental business across Billingsley Company's outdoor event lawns, public spaces and designated venues. This is a field-based business development role focused on prospecting, outside sales calls, venue presentations, proposals and closing profitable rentals. The Manager is expected to build and own a self-generated booking pipeline.

Routine inbound inquiries, indoor rental administration and event execution remain with their designated owners.

Key Responsibilities

  • Outside Sales & New Business Development Generate new rental leads through scheduled outside sales calls, cold outreach, corporate visits, referrals, professional associations and industry networking.
  • Prospect corporate meeting planners, HR and employee-experience leaders, executive assistants, agencies, destination partners and organizations planning social or community events.
  • Build and maintain a territory-wide target-account list and a documented, self-generated pipeline.
  • Conduct discovery meetings, site tours, presentations and follow-up to convert qualified prospects into signed rental agreements.
  • Develop repeat business and cross-sell suitable venues across the Billingsley portfolio.
  • Venue Sales & Booking Sell eligible outdoor event lawns, public-space rental areas and other designated venues in every assigned market, consistent with approved property-use guidelines.
  • Prepare accurate proposals, quotes, availability requests and rental contracts using approved pricing, terms and approval procedures.
  • Confirm feasibility, capacity, site access, restrictions, staffing needs and handoff requirements with property operations and event teams before final commitment.
  • Transfer confirmed bookings and complete client requirements to the event operations team for detailing and execution.
  • Provide backup support for indoor rental bookings only when specifically requested.
  • Sales Strategy & Market Representation Create and execute an outbound sales plan with target industries, priority accounts, outreach cadence and seasonal booking opportunities.
  • Represent Billingsley at industry events, chamber and business association meetings, trade shows and client functions.
  • Pursue high-value rentals such as corporate receptions, employee appreciation events, product launches, holiday celebrations and team building.
  • Provide competitive pricing intelligence, customer feedback and recommendations for new rental packages and promotions.
  • Coordination with Sponsorships & Events Follow agreed account-ownership rules with the Director of Corporate Sponsorships & Foundation Relations for corporate accounts that may both rent and sponsor.
  • Refer sponsorship opportunities uncovered in rental conversations, and accept rental referrals from sponsorship and events teams.
  • Align rental bookings with the events calendar so rentals complement, not compete with, signature programming.
  • Performance & Reporting Maintain accurate CRM records for lead source, sales activity, stage, projected revenue, next action and booking status.
  • Report weekly on outbound calls and meetings, qualified self-sourced opportunities, proposals, closed bookings, rental revenue and pipeline forecast.
  • Meet established activity, conversion and revenue goals.
  • Quotas and commission terms are set in a separate written plan.
  • Protect profitability by following approved pricing and discount authority, and seek approval for exceptions.
  • Role Boundaries Primary accountability: self-originated, externally generated event-rental sales across all assigned markets.
  • Secondary support: indoor rental bookings, as backup only.
  • Not responsible for: routine inbound inquiries, event setup diagrams, vendor logistics, on-site event execution or day-to-day indoor booking administration.
  • What Success Looks Like in the First 12 Months Target-account list and outbound sales plan in place for every assigned market.
  • CRM pipeline showing consistent outbound activity and qualified, self-sourced opportunities.
  • Signed rental agreements from self-sourced accounts, with repeat or multi-venue bookings beginning.
  • Clean handoffs to event operations with no booking conflicts or unapproved pricing exceptions.

Required Qualifications

  • Minimum 2 years of proven outside sales or business development experience.
  • Demonstrated ability to build business through prospecting rather than incoming leads.
  • Strong presentation, negotiation, relationship-management and closing skills, with a professional, executive-facing presence.
  • Excellent organization and follow-through; proficiency with CRM, proposal tools and Microsoft Office.
  • Valid driver's license, reliable transportation and the ability to travel regularly among North Texas properties and client offices.

Preferred Qualifications

  • Sales experience with event venues, hospitality, commercial real estate or corporate events.
  • Established relationships with DFW corporate meeting planners, HR leaders, agencies or event professionals.
  • Bachelor's degree in Business, Marketing, Hospitality or a related field.

Work Environment

Spends a significant portion of each week in the field at client offices, networking events and Billingsley properties. Occasional evening and weekend work for site tours, client functions and industry events. Work at outdoor venues in varying weather, including standing and walking for extended periods.
